Liberty Property Receives Silver LEED Rating For Carlisle Warehouse

Liberty Property Trust Thursday announced 40 Logistics Drive in Carlisle, PA – a 972,000 square foot single story Class A speculative warehouse and distribution center currently under development – has received LEED Silver Core & Shell pre-certification. Liberty broke ground on the building in September of this year and completion is expected during the summer of 2012.
“Often the focus on environment and energy management is directed at the office market, but there are significant opportunities for tenants to reap savings and satisfaction from these programs in industrial settings,” said Bob Kiel, senior vice president and city manager for Liberty in the region. “These buildings routinely save tenants 35 percent or more in energy costs alone when compared with traditional buildings, and whether the tenant pays that bill directly or it is included in their rent, it represents a direct cost savings that builds and builds over time.”
The warehouse has also been designed to achieve Energy Star certification, one of more than 70 Energy Star buildings the company has certified in 14 states during the last two years. Both LEED and Energy Star assure substantial energy cost savings for tenants.
Energy efficient factors in the design include the installation of wall insulation and panels (creating an r-value of 12), roof insulation (creating an r-value of 20,) and high output lighting with motion sensors, among other elements.
Additional steps have been taken at 40 Logistics Drive to use native plants in landscaping to conserve water; to recycle at least 75 percent of construction project waste; to use locally sourced and/or recycled materials when possible; and to utilize low/no VOC emitting paints, carpets, flooring and other materials.
Located at the 64-acre Liberty at Carlisle Distribution Center, the facility represents the first new speculative warehouse to be built in the region since 2008. Liberty is investing approximately $45 million in the new facility.
To date, Liberty’s energy reduction efforts have saved more than 30 million kilowatt hours over its 2008 baseline, which is approximately $3.3 million in cost savings passed through to tenants, and a greenhouse gas savings of the equivalent of removing 4,084 cars from the road.
Liberty has long been recognized for its commitment to sustainable design and its positive impact on its tenants’ employees, the environment and its communities, receiving numerous awards for its approach and commitment to sustainability.
A recipient of the 2011 NAREIT (National Association of Real Estate Investment Trusts) Leader in the Light Award for its commitment to sustainability, the company also ranked in the top three among 64 commercial real estate companies and funds for its environmental and social performance in the “GRESB 2011 Research Report” (Global Real Estate Sustainability Benchmark) by the GRESB Foundation.
Other significant honors include the (NAIOP) 2008 Developer of the Year Award, the CoreNet Global 2008 Sustainability Leadership Award for Design & Development and the 2007 NAIOP Green Development Award and the U.S. Green Building Council’s 2006 LEED Corporate Leadership Award.
